I will also add that Michael's folks over at YellowLetters.com were equally awesome.  Norma held my hand and walked me through ever step to get these letters done correctly.  Thanks again Michael!

If I even continue to try to do them myself which I don't think I will at this point, there will be a lot of changes to my procedure for keeping track of all the bits and pieces.  Its a very complicated undertaking I have learned and I'm pretty well versed in all things computer.  I thought it would be a piece of cake but I was way off.

This was going to be my first really large mailer (large for me at least) - 6000 pieces in all broken into 2 3000 piece chunks.  I think I was excited about getting these out the door so much so I made the stupidest of mistakes.  Measure twice, cut once - same applies here too I think.

In the end I learned a great deal about the importance of proper procedure and my kids learned a few new vocabulary words when I figured out what I had done......neighbors too.

That's a great idea.  I was wondering if they can get used somehow.

You can get a beater box truck cheap if you don't want to use it as a primary vehicle.

This was my first real screw up like this. I am usually super attentive to details like this and still can't believe I did that with so many of them.

I would like to give a shout out and a very sincere thank you to @Michael Q at YellowLetters.com for saving my butt!!  Thank you Michael.  I really appreciate it.

I'm glad Im not the only one to mess up like this although it sounds like I set a record for the scale of the screw up with so many messed up letters before I caught the mistake.

Anyone need any kindling for their fireplace?  :-)

Hi Michael,

That is incredibly generous of you, thanks.  After this debacle, I'm not sure I'm going to do these myself much longer.  It was really difficult, even with a decent printer.  

I have a permit and already bought the pre cancelled stamps so I have part of the postage already covered.

Is there a way you can private message me or something?  I think I'd rather leave you to do the second set of 3000 once this first batch goes out.

So I'm doing a large 6000 piece yellow letter mailer.  I worked all day in my hot, stuffy office on my only day off (today) and printed 3000 of the 6000 mailers.  They looked fantastic!  Very productive, but exhaustive day, right?

WRONG!!!

When I did my mail merge, I accidentally put the out of state mailing address in my letter where the property address was supposed to go.

Instead of my letter saying "Hi John, I want to buy your out of state investment property", mine say "Hi John, I want to buy the darned house you are living in 1200 miles away from me!"

What a total screw up.  It took me all day to get these perfect never mind all the ink and paper I wasted.

The moral of the story:  check your mail merge 5 times before sending 3000 to the printer.  Grrrrrrr.  Live and learn.

Cream rises to the top. Guys wholesaling MLS won't be around long enough to make a dent in my opinion. Additionally, it makes those of us who run clean business even more desirable I would think and higher quality investors will seek out those deals.

From a wholesaling standpoint, it's a hell of a lot easier sell to an investor who trusts your deals are authentic, consistent and accurate. Those other guys wholesaling the MLS will never establish that kind of rapport with anyone.
