@Scott Trench I love Guns, Germs and Steel and Compound Effect. I've read the latter twice now and have put it on my list (along with How to Win Friends and Influence People) for at reading at least once a year.

Also Set for Life, Richest Man in Babylon, Millionaire Next Door, Rich Dad/Poor Dad and Cashflow Quadrant for general business mindset.

Millionaire Real Estate Investor was a great read for getting to grips with the model of real estate investing.

I'm still reading a bunch of real estate and business books so that's the list for now.

For fun you can't beat Phillip Pullman, Tolkien and James Herriot.

Nice work. I am looking at something similar for my long term plan for house hacking in the valley. I am hoping to find an off market deal where I can add an ADU (since it is ministerial now), live in the ADU and rent the main house (in a nutshell).

I have a similar situation. What I did was sit with my wife and discuss where we wanted to be in 15 years. Still working to meet our needs or having the flexibility to travel, work freelance, etc. My wife is very attached to the idea of a job and steady income but since we can do real estate on the side, she bought in. I actually showed her Money Moustache's site and that helped with the long term planning. Next step is to get her to read Rich Dad, Poor Dad! Hope some of that helps.

Great! Sounds about right with the 1 unit per 4 acres within the 10-20% listed in the General Plan. 1-2 years for a subdivision isn't too bad for California if they are out of the Coastal zone and other special use zones. If they are looking for a company to handle the planning process do let me know, I might be able to help.

Hi Tyler, have you made any progress on this project? I am just curious because I took a look at the Simi Valley General Plan and you might have a density issue to get the number of lots you mentioned if the portions below 20% are still in the 10-20% range. I'm a land use planner myself with a focus on the Santa Monica Mountains (you should try our Hillside Development Standards!) so might be able to help out with some general comments.
