@Joyce Gabriel Welcome to BP. I think your knowledge of restoration is going to be a very big help to you in your investing endeavors.  What areas are you looking to buy your rentals?   I have two rentals now however they are in Eastern WA. so I am what you would call a long distance landlord.

Hello All You Wonderful Investors,

This is to announce that I am stepping down as meeting organizer and Julia Earnest will be taking over and for all of you thinking there is not a meeting in Dec as we have done before, she plans on having a meeting.  She will be announcing the December meeting and the new meeting place.

Hello All You Wise Investors,

Well we have made it to another last meeting of another year. Who would have guessed we would hang on this long. I really want to thank you for all your help and participation.

Since it is our last meeting of the year I would like everyone to come and tell us what your accomplishments have been for the year and a brief description of what you plan to accomplish next year.

There is going to be a couple of surprises at this meeting so I really encourage everyone to attend and find out what the surprises are. Also bring your appetite for dinner, your wants and needs so you can present them to the group. There will be our usual networking before the end of the meeting.

I am looking forward to seeing everyone next Wednesday November 20th. from 6 PM to 9 PM at the Brick Inferno Pizza on Talon Ln. Lacey WA.

If it was me I would be taking care of this matter first. I know it says that Washington state is a Community Property State however that does not always works away people think it should. Did your father have a will specifically giving your mother total ownership? Was there a community property agreement?
This is just a suggestion, however, I would make sure that all of my legal paperwork was in order for my mother to be sole owner and then you and her could proceed with your LLC. But you always want to protect your title and make sure it's a clear title. Again if I were you I would settle the estate of your father before proceeding.
I am not a lawyer so I am not giving you legal advice just a suggestion.

Heloooooo Everyone,

Guess what, it is that time of month again for our networking meeting. Please bring all your deals whether you have them done, in the works or are ready to sell your project so you can buy another one. We also want to hear about your trials and successes with your projects. That is how we learn from each other and how to handle challenges that arise.

I am also looking for recommendations for speakers to bring to the meetings. If you have some one that has been especially helpful to you with a problem, design issue, permitting issue. Anyway you get the picture. If you know of someone who would like to share their knowledge please let me know so we can get them scheduled to speak.

I hope everyone had a good month and I am looking forward to seeing you on Oct. 16th.

Post: End of lease - do I need to send any letter

Have you asked what the reason is they want to go from a lease to a month to month? Have they been long-term renters on your lease?
Are they military possibly looking at a change and deployment?
If they've been good renters then I would be finding out what it is that makes them want to go to a month to month. If they haven't been good renters then give them the notice their lease will not be renewing.

If Mr Davido Davido wants to go head to head with a Realtor Lawyer who helps write the real estate laws of Washington State he can feel free to do so.  I can't imagine the results coming out good for him or any of the rest of us landlords because once this come into the real light of day and the authorities realize there is an illegal rental market going on, I am sure the legislature will be more than willing to jump in and lay down some more laws like this last legislative session which did not favor the landlords at all, all because of the Tacoma mess. The only ones that will really suffer are the landlords.
I also agree with @ Ben Zimmerman and @ Bob Daniels further argument with you is equally futile.
