Yep thats me as of 2 1/2 years ago at 49.....so there are a few more gray hairs in place! I retired 10yrs early ( pilots still go at 60 for normal retirement)

And Driggs is a great place..Up till recently the Real Estate market was booming though it has been slow lately. I've done well investing with some local developers as well as doing a fix and flip. Fortunately I was between projects when things slowed, hence the desire to look for other opportunities.

Looking forward to learning more here.

Hi All,

I discovered this site just yesterday and - after several hours of perusing - have been rather impressed by the quality of the posts.

Driggs is about 30 miles from Jackson Hole, WY or as I like to say, "We're just 45 minutes and a million dollars down the road from Jackson!" Its a great place to be, especially if you're a biker/hiker/skier/fisherman like me.

I'm an early retiree from a major airline. Had a great career, but with all the turmoil, well it was time to move on to new things.

I've owned a few investment properties over the years and lately have stumbled my way into private/HM lending using my self directed IRA as the source of funds. It has been a terrific learning experience and I'm sold on the concept. Eventually, I'd like to partner up with other individuals in order to do more private lending. I'm also interested in learning more about notes, paper and tax liens.

I'm looking forward to chatting with you all.

I'm an early retiree from the airline business, investing my retirement assets in a self directed IRA. To date I have written 3 private loans at good LTVs and am very pleased with the results. I would like to get more involved in Hard/Pvt money lending, with the ultimate goal of building a business of HM lending by pooling funds with other like minded retirees/investors. Beyond the obvious risks (like default) can any of you tell me what the pitfalls in such a business might be? Because I can travel inexpensively I can easily look at deals nationwide. Which states are best avoided? What licensing requirements (if any) are there? Any information on the steps I need to go through to set this up would be greatly appreciated.
