I got some great news.

The seller realise that it's their fault and will be refunding my earnest money.

We ll be negotiating closing costs.

The upside of not moving forward with this deal is worth it.

This is a huge learning for me.

I don't mind losing the earnest money but what about the closing cost.

Do I have to pay the title company for the work they be already performed. Like survey, lawyers fee etc...

I m purchasing a house cash.

Everything was on track to close. On the day of closing my title company emails me to reach out to the seller bcs they have not responded to any emails.

There s a mortgage that needs to be released from the seller. They were informed weeks ago and the seller claimed that it would not be a big deal, "their company will take care of it". Two and half weeks later and it's Still not taken care of. They are offering no potential deadline of when it will be done.

This is slowing me down bcs I have to travel to a different state to deal with the remodel, meanwhile I have other projects I can't really get started on bcs of this delay.

Do I have any options?

Do either cancel the contract or renogogiate???

♦️♦️Details - No realtors or Lenders involved, it was a low budget Properties from a large wholesaler LLC.♦️♦️

It was going to be my first experience flipping. Great price, okay location. I m not in love with the deal but took it on as a great opportunity to keep up momentum of making real estate transactions.

I have options for better deals now which I didn't have then.

Great perspective.

Although i d like to do bigger deals, this is the best I can do right now. I don't want to wait to do deals and I don't really don't care for wholesaling.

I hope to revist this conversation with a better story in about 5 years 😁.

The problem with cheap Properties is cheap tenants that s my fear.

Thank you all for your great feedback.

I m getting the house under contract contingent a cleard title.

I did get the property for almost 30% less than the asking price from the wholesaler who is also the owner.

The realtor was upselling a little too much. He wanted a firm selling price.

I m in Texas and talk about competitive.

What area are you looking at, rural area are not as bad.

So you guest you might be right if it's in OKC.
