So question for you regarding the property you have in the above link. Why would this not be considered a triplex. Where is the difference or is it likely that there is only one meter for utilities so owner would likely have to pay for utilities. Also how do you find out if this is allowed in a certain area. I recently saw a property in Lawrenceville where there was enough space to do such a thing. My thoughts were to do a ground level 3/2 long term rental and use the basement to have a small 1 bedroom midterm rental since it was close to NORTHSIDE Gwinnett

kudos to you for starting your Stay healthy journey.

As many have already replied

sleep, movement (your cycling), weight training (muscle mass decreases a you age) , keep challenging your mind, maintain your social circle, diet - loose sugar and processed food.

If you do the above you are way ahead of most folks. 

I look at my health as part of my financial plan . Having said that it is still a struggle to make it a commitment and squeeze all in a day. Cycling is amazing, I cycle also and there are many events throughout the states to participate in , exercise and meet other interesting folks. Many of the cycle across the state like IOWA https://ragbrai.com/, Ga https://brag.org/are great .there are many more.

its a good basic way to start, they also promote the BRRR methadology, they just dont charge you 8-10k for this. I want to be clear about the portfolio program. I am not saying that the program is a scam rather how much they are charging is what bothers me . The program is way overpriced in comparison to other courses.

While you are waiting for carson's program just read books. Bigger pockets has many books that are great, they also have their master classes

coach carson has a good program, look him up. you can listen to him on you tube also it will give you an idea. Black swan real estate also has a course above is an example of how they teach. above all join your local REIA (real estate investor association) you will meet many older investors who are willing to talk to you, give you advice all for nothing. go to their meet ups and connect with other investors. bottom line when someone charges 8-10k you should expect 1 on 1 coaching.

Agree Coach Carson has a program that is much better priced . Listen to his podcast and will get a ton of information
