@Erin A. and @Jeremy T. Oh my gosh, I can't wait, I'm so excited!!!!!!!! I've been cooped up inside all winter. Timing of this trip could not be more perfect. Everything you're saying sounds amazing!! I think I was about 10 yrs old last time I was in CA.

Most likely they cannot show the place with only an hour's notice. Check your lease if that's still a problem! The PA standard residential lease stipulates 24 hrs notice as the default.

I love good tenants who pay early. Rent from me instead! :)

@Francis A.  Yes, my tastes run toward all of those genres!!! :) I don't get out to see as much music as I'd like, but will definitely try and make a point of it! 

@Joshua McGinnis   Thanks so much for that list, especially the housing tour sounds perfect... Great pics!

@Matt R. and everyone else... Does anyone happen to know where the more  populated camping areas in late March/ early April might be? Can't imagine a vacation without some camping, especially in a place with such gorgeous outdoor areas. But since I'll be traveling alone, I'd prefer more populated areas for safety reasons and for company!

@Jordyn Matusevich The number of showings may decrease as the place is on the market for longer. Your lease should stipulate some guidelines for what happens when your place gets shown. Mine say the tenant is entitled to 24 hrs notice. If I were your landlord, I would be open to offering a small discount provided that in exchange my tenant made sure the place was super clean and organized prior to showings. Tenants have to make it available for showings in accordance with whatever the lease says, but don't have to be especially cooperative about it, so that's why I personally would be open to offering the small discount. I try to create positive incentives for tenant cooperation.

I have a similar issue with a tenant with high heat bills... In my case, the place is insulated, but the previous owner put in electric forced air heat with no heat pump. I want my tenants happy and staying forever so am trying to fix the issue. 

I'm looking at getting a heat pump installed. Also this is a house built on a slab (no basement), and the house is on a slope so that along the back, a few feet of the foundation wall is exposed. That stone needs to be repointed or covered with stucco. Someone told me this could be a heat loss. Does that seem reasonable to people? The windows are drafty as well, and they are relatively new so I don't understand why they're drafty or if there's anything that can be done to fix them?

@Jon Huber I have no doubt.... It is soooo cold here, and there's a layer of ice over everything!!! I'll be sure to check out the area that you mentioned near Santa Monica. Are there other areas outside of LA you would suggest?

Jon and @Arlen Chou yes, I'd love to go to any meetups! Even though I'm probably a ways out from moving if I do it, meeting other investors would really help give me an idea of what that would be like... Also I only know a few people in CA and will be traveling solo, so having things to do in the evenings and meeting local people would be great!

@Erin A. and @Jim Edmunds Thanks for the wine country suggestions... I'll definitely have to check that out! Erin, I'll be messaging you later for more ideas! I would be interested to know more about Central Valley, though would hesitate to invest somewhere with an economy based mostly on one sector, particularly a sector that I know nothing about like agriculture...
