Actually two of the addresses showing on the report have the same start date, so that doesn't make much sense either. I am going to ask the applicant, just don't know that this will get me any more definite info than I have now.

Just want to be sure that this info is accurate, and that it couldn't be due to the addresses of a separated spouse or some other error. 

Anyone have experience with these address histories?

I'm renting an apartment in an area where bad credit applications are typical. Got an applicant who presents professionally and has a good income. Was strongly considering the app, but did a complete background check through MyRental.com. This is my first time checking anything but credit. The service provided a previous address history with dates, and is showing 4 addresses in the past 3 yrs that were not listed on the application. (This is in addition to the two addresses that were listed on the application.) Credit report shows some of these same additional addresses.

Any idea if these histories are accurate? Is it possible for them to be coming up because a separated spouse lived? Any suggestions on what to do with this info?

I looked up all 4 addresses, all are small multi-families, like the one I'm renting. I was only able to get a phone number for one, and no one is answering that line.

 I very much agree with the advice of many above to take the time to look. If you believe in your mentor, she may have reasons for suggesting this, like the experience of having a seller say one thing on the phone, but being able to come to a different understanding in person, either right away or over time.

If you're brand new, one of the best uses of your time is "wasting" some of it. Just like doing practice interviews before your first set of real interviews out of college. This helps you get your procedures and style down for communicating with sellers. If you're nervous at all (which I would be) better to overcome those nerves in a lower pressure situation than one where you've got a clearly amazing deal on the table. This really isn't a waste of time at all. Even if there were no chance of a deal, this is experience and education building.

If there's an opportunity with nothing to lose and something to gain, take it! Good luck.

I tend to have a one time courtesy waiving of one fee per lease term. I think the important thing is to have a policy and stick to it consistently so tenants know what to expect. If they think there's wiggle room some will test the boundaries and figure out exactly how much room there is.
