I very much agree with the advice of many above to take the time to look. If you believe in your mentor, she may have reasons for suggesting this, like the experience of having a seller say one thing on the phone, but being able to come to a different understanding in person, either right away or over time.
If you're brand new, one of the best uses of your time is "wasting" some of it. Just like doing practice interviews before your first set of real interviews out of college. This helps you get your procedures and style down for communicating with sellers. If you're nervous at all (which I would be) better to overcome those nerves in a lower pressure situation than one where you've got a clearly amazing deal on the table. This really isn't a waste of time at all. Even if there were no chance of a deal, this is experience and education building.
If there's an opportunity with nothing to lose and something to gain, take it! Good luck.
