Thanks a lot Michael for your great advices. My DM campaign is for 3 months targetting the same list of absentee owners. I will see if I have any deals during that time I can send to the same list for another 3 months but without any deals it's very expensive. I will pm you the templete of my post card to tell me your opinion.

I was planning to drive for dollars after 3 months from my direct mail campaign but I guess I will start soon because I have to see myself that the properties are vacant.

Thanks Betty. I guess you have the answer to my question. I didn't know that I should add another crieteria to find motivated sellers.

Thanks Antony. I just started my business as a wholesaler and before I started my direct mail I learned from different sources and investors that absentee owners are motivated sellers. Is there a way to find a list for real vacant properties not with a tenent?

Thanks Steve. I signed a contract for three months for my direct mail campaign. It's 800 names. I choose the post cards because I learned that it's the most effective one. I also added my photo to make it more personal and unique. I bought the list from the same person who designed my post card and he used hand writing font.

I started my first direct mail campaign last week targeting absentee owners. I received 3 phone calls  from sellers who were asking for more than the retail price of the area. They had tenets on their properties so they were not motivated. 

I am so confused because I thought I am targeting motivated sellers with vacant properties. Any advice?

How can I know if the owner of an occupied ugly house is motivated.  It is easier to find motivated sellers with vacant properties.

I am a new wholesaler who is working on my first direct mail campaign.  I have a template for absentee owners. I found one ugly house and I thought it was vacant but when I asked a neighbour she said that there is an old couple who live there and they had it like this for a long time. I am not sure what to write in the letter for this owner. Does any one have a template letter for occupied houses?
