Thank you for the information. I am not sure of the rental market in the area but I can find out. I am not looking to rent the home as it needs significant updates/rehabs inside. 

The current price/sq ft is $114 at 2349 sq ft - $268k. The home is an excellent school district. 

Your questions will be great start for me.

Hi! I am new to real estate investing and have been presented with I believe to be a really good investment. The house is at 4bd 3.5 bath. 2,349 sq feet. Sits on .31 acres currently selling for $169,900. The comps in the area are in the high $250k range.  I know this house will not be on the market long, and would hate to pass it up. Does any one have any suggestions on how to proceed?
