Green to Real Estate Investing

Hi! I am new to real estate investing and have been presented with I believe to be a really good investment. The house is at 4bd 3.5 bath. 2,349 sq feet. Sits on .31 acres currently selling for $169,900. The comps in the area are in the high $250k range.  I know this house will not be on the market long, and would hate to pass it up. Does any one have any suggestions on how to proceed?
