Hey Kristine! I use to live in San Antonio and it is a great area to invest in. You have a good combination of appreciation and cash flow. I will say though, even though I lived over there I continued to invest in my hometown of McAllen Tx because it has better cash flow and I love cash flow. I find smaller towns usually do compared to big metropolises such as San Antonio. Either way, make sure you get a team you can TRUST. This way, they are not selling you jung and overcharging you for things for no reason.

10 use to be the number for me but I've had kids since then and inflation skyrocketed since then. I probably want 12 now and they would have to be paid off. You should listen to the episode 795 of the BP podcast. It talks about the "Small and mighty investor". Meaning that although the investors doing 20, 30, 100 deals a years are the loudest, most aren't really doing that and are doing very well.

I'm not a lender but I'm 90% sure you cannot. For starters, lender will probably want an appraisal not a BPO and every lender that I know of requests to have their own appraisal. If you are in Texas, DM me, I know a lender that does Helocs and refinances at no cost.

Hey buddy,

I'm glad you are analysing deals. Hoa seems kind of high  ($1000 per month?!!) and so does vacancies. Are you planing on airbnbing it?

Also, you have that the property will be worth $400,000 after putting in $50000 in repairs and paying $475000 on it. I don't suggest you buy something were you will end up with negative equity.

Nobody knows of course but here is my prediction. Appreciation will slow down for the next 2 years due to the insane appreciation San Antonio had the last few years and interest rates. Once rates begin to normalize San Antonio will probably go back to having 5-6% appreciation like it had been for the past 10 or so years. San Antonio has great appreciation in my opinion.

Hey Craig! I think you should look into the the surrounding cities of the cities you mentioned! These are all big cities and there is a lot of competition. You can usually get better cash flow on smaller towns. The market I live at has good cash flows (it has gotten difficult with high interest rated though) and has had a solid 3-4% appreciation.  

I love Texas and think you should invest here. We have one of the best economies in the country and more companies keep moving here. Of course, I live here and my opinion is biased.
