Hello Biggerpockets!!

Just wondering what you all prefer when getting a conventional loan. Would you all go for the higher points options and pay more up front but get a lower interest rate or would you go for no points and higher interest rate? Or maybe you look for a happy medium.

In my case I'm looking at a 100K loan.

I got a question on this subject as well. 

I got a loan of 110K for 10 years. I now owe about 70k and would like to refinance for 30 years. Are the costs the same as the one talked above?

Post: Electric car garage. Yes or no?

I currently own a duplex with one car garage on each side. A tenant asked if I could add a motor to the garage so it will open and close automatically.  I feel like this would be a good little addition but then I also see it as something else that is going to break down and have to spend money to fix. I would like to hear your opinion on scenarios like this. If it was my personal house I know I would get it added for sure.
