Post: Tenant did not pay for Gas. NGRID's reaction?

A tenant whose lease ended and who has moved out did not pay for gas and I am not sure if they had at all registered it to their name as they moved in. The lease does say that they are responsible for paying for it. Gas has never been on my name as it's always been a rental unit and names on service has changed from tenant to tenant. Apparently this last tenant never bothered to switch service to his name since the gas company continued to supply him with free gas.

I am in the Boston area in Massachusetts and NGRID disconnected service for the unit. My new tenant could not be provided with gas or sign up for new service since NGRID is asking for payment...

I'm going to call NGRID but before I do so I wanted to know if ultimately I would be the one responsible for paying the previous bill or I could direct them to the tenant on the lease, which clearly says he's liable for it.

Hello,

I'm considering rehabbing a house in a town right outside of Boston (25mns west). The rehab would include building an extension as well as a new entrance, and a 1 car garage. Would you have an architect first come out to proof check your new extension idea and recommend better ways to build it? If so, could you recommend one?

Yes I specifically targeted condos to begin with. I do my research on condo associations before purchasing and look for potential special assessments I would be subject to pay. Purchasing condos offered me a very low vacancy rate, a relatively low purchasing price and high rent in the areas I bought in. Now I must say they do cash flow well because I have equity in all of them. I realize it is not the best way to leverage one's money to put a big downpayment on a property or to buy it out right and it may be one of the mistakes I made earlier on. My strategy has however changed and I am looking to use leverage through financing as much as I can on my future properties, Of course the Boston area does not offer the best cash on cash return, especially now. What is everyone accustomed to getting and search for in terms of cash on cash return in this area?

Hi @Justin J. , yes, I do manage them myself for now as they are all located within 30mn of where I live. They are also mainly condos, which makes maintenance interventions on site relatively sparse. I run an export business which allows me the flexibility to do that. Actually the first purchase was a condo in which I lived in. We still have that condo now and it's actually a nice cash flowing rental unit. What kind of properties do you search for?

 Thanks @Aaron Montague. I've been purchasing in the Allston-Brighton area, Jamaica Plain, Watertown and Natick, mainly due to proximity to where I live.  I am however now looking at other areas as well. How about you?

Hello all,

I've been investing in and around Boston Massachusetts since 2008. My strategy has been to buy and hold for passive income and I have successfully been growing my portfolio of rental properties throughout the years. My objectif is to expand this number and find more fix and flip deals as well.

I am very excited to join this site after listening to a lot of podcasts for the past six months, and I'm hoping to connect and network with other investors such as myself, wholesalers, brokers, and really all real estate professionals, to create more investing opportunities, collaborations, and hopefully generate more wealth together.
