@Charles Kao yes I understand all this but it’s $290...no matter what the reasoning maybe I’m still over charged period!!! I’m not saying being a PM is easy but sometimes as a landlord dealing with Pm can be just as stressful

@William Joseph this is perfect...I would love to have this type of relationship with my PM but I see where this may be difficult for the PM to understand. I don’t have many properties so a repair of $290 plus a PM of $102 really kills two months of CF if not a little more. I’m going to bring this into our convo and see if we can maybe work something out.

The thought of finding my own vendors and having my dad manage has crossed my mind multiple times. To answer your question, I would say no, it’s not worth my time or effort to fix the cartridge. I think maybe overall I’m just realizing how expensive PM can be and how it does kill CF. It’s also the trust factor that must be instilled in your PM. I often at times do feel that projects could have been completed cheaper and that the PM could have the best interest for his business and his clients, I know that’s how I would operate. I’m def going to reach out on Monday and get an explanation. In communicating back and forth, PM never mentioned any walls ripped out, nothing about after hours, nothing about water spraying everywhere etc...that’s why it hit me as a shock.

I’ve had many conversations with my PM and no yelling ever took place. I do respect my PM but sometimes, as the landlord, you feel ripped off or that it can be done cheaper. I understand PM is difficult and dealing with landlords is as well but the PM should communicate effectively to try to prevent any kind of arguments that are to take place. Send an invoice my way instead of me try to chase it down

@William Joseph absolutely agree but would you have not called the landlord regarding the repair since it’s stated in the contract?

Thank you Sarah. I’m def going to dig deeper on Monday and try to find a clear understanding of this situation and previous ones. Not every tenant call needs to be at the expense of the landlord...the tenant is becoming too needy.

@Dylan Earl I’m going to wait to see invoice and see what all this plumber did. It’s a single valve faucet so it only requires one cartridge I think...nothing about ripping drywall etc was mentioned either.

@Alan Grobmeier only one yes. Tenant I feel like wines a lot and the PM gives them what they want at my expense is how it sounds like
