this did NOT cross my mind as I don’t think he would do that..I do trust that he wouldn’t pull off anything like that. He DID send invoice with a breakdown of the what the company actually charged. I called the company as well and we went through the invoice and the parts and labor were over stated in my opinion. This was not a shady act on PM part just a shady plumbing company. Something to ponder going forward. I hope that they both don’t communicate in this manner. Interesting thought though.

@Jeff Slipko I did, they do not up charge. The PM agreed that I was overpriced and cut my price in half or ended up paying half of it.

I thought that my managment fee would have including my PM looking at potential or alternative cheaper options for repairs??

I tried to get all the information I can, and I use these forums to get opinions from landlords that have been through it to make sure that I’m approaching the conversation in an appropriate manner with my PM and not making too many assumptions. In discussing with my PM he agreed that the amount was too high.

The parts included at $40 cartridge ( which isn’t high end) and a $60 trim kit because he said he has to replace the screw and handle and 2 hours to do the job...Some plumbing issues can be caused by tenants so I’ll have to respectfully disagree with you. I had toilets and sinks clogged due to hair or socks etc so those are all tenant caused plumbing issues. I do agree that plumbers are expensive yes but as a PM, I think driving out to assess the problem is part of the job description before hiring a plumber to do the job. I wish I can manage my own properties just to get the overall experience but being out of state makes it much more difficult.

The PM never went to see if he can do it himself. He said the water had been dripping for a couple days before it was fixed. The new cartridge cost only $40 and $60 for a trim kit (which I thought was too high) and $95/hr and took him 2 hours and 13 minutes to fix. I thought for an experienced plumber it shouldn’t take that long. Regardless my PM will only charge me around $150 and said he will try to look for another plumbing company. Had a good convo and told him that I trust him and his work, which I do, and that everything over $200 I should be called on. Will play it by ear and hopefully build a trusting relationship going forward. I think conversations like this need to take place for it to improve overall relationship in the future.

Had the conversation with my PM this morning and we discussed many things. To make it right, he reduced the charge to $150 and stated that they’ve had many problems with charges from this plumbing company. I suggested he parts ways with them and shop around for a new one. The PM agreed with me that the price was too high as well and that it was not deemed an emergency. Told him that I trust him and his judgments and want to make it right going forward. He was understanding about it...I guess we will see how it goes in the future.

@Todd Powell not sure what all the three bathtubs needed but I understand having to pay up but also understand that’s a PM with interest for their clients and themselves should find cheaper solutions...especially when they’re managing more than one property
