I hear ya. This is the attitude of people who don't understand your vision. Trust your numbers, your due diligence, research, and what you have learned. Then smile all the way to the bank.

I have to defend my goals when I talk about the races I run. I have a 100 mile race planned for September. I've completed this distance four times. Anytime I tell someone (a non-running friend) about this, they look at me like I'm crazy, stupid, or just weird. I'm prepared for their response because I know how to train for what I plan to accomplish.

I think it just boils down to you having intimidating goals, and they can't get past their own first hurdle. Stay the course!!

Would have to agree with the tip about the military. My experience was that I learned what makes a good leader or manager, and how not to treat people. You learn countless other lessons that I think are specific to military life. I earned my master's degree while on active duty, and I am working on my third graduate certificate right now. The military is worth it for what you get in education alone. The VA loan is another huge benefit that other veterans use to springboard their REI career.

Thank you for your service. I'm an Army veteran and I'm currently building my real estate portfolio. The best advice I can give is to read as much as you can from these forums. Read the beginner's guide, follow/read the veterans forum on here, watch some webinars, and listen to a few podcasts. Knowledge is power. You can read up on so many mistakes that others have made in their starting out phase and hope to not make the same.

I have my residence on my VA loan, and I have two condos on conventional loans. I'm planning on renting my home or selling it when I meet the one year mark. There aren't any multi-family properties out here in my investment area, or else I'd be all over that for a house hack. I think house hacking would be a great way to go for using your VA loan.

@Charles Smith I'm working on my first bathroom update.  Yes, that's a completely yellow tub, shower walls, AND floor!! The houses built by the original contractor had blue, pink, or yellow bathrooms.  I'm glad I finally tackled this because now I know how easy it is, and the next one will be easier.  

I spent $50 for two Rustoleum tub and tile kits and two days prepping and painting for this project.  It sure beats knocking down perfectly good tile if you're in search for a fresh, clean look for a rental.  Next up is replacing the floor tile, toilet, and vanity.

@Aaron K. Good point. This unit has been on the market for about 45 days now. The average in this area is about 28 days or so. I'm thinking that the location could have something to do with that.

Newbie investor here. I am brand new to investing (reading and researching daily, though), and will close on my first investment property (not the one described below) at the end of this month.

I just viewed a beautifully renovated condo that I'm interested in purchasing for my second property. It's 3bdr/1.5ba, move-in ready, only its directly across from the community pool and playground. While these things might or might not bother some tenants, I personally would never consider taking up a lease in a location with the potential noise factor. Background: I'm childless, an introvert, and enjoy my peace and quiet.

Should I pass on this investment property because of the location? Am I projecting too much of my own preferences on this one?

I'm assuming the tenants would have kids since it's a 3bdr. What's your experience in renting out units near a potentially noisy area?
