I'm Nadia Daggett, Broker at Investing N Florida, specializing in strategic investment opportunities. I currently have several properties for sale in flood-prone areas along the beaches of St. Pete, including Madeira Beach and Sunset Beach that our investors are buying to use the STR BRRRR strategy. I'm curious to hear from other investors who have ventured into flooded properties such as what challenges did you face, particularly with insurance and permitting? Were there any unexpected hurdles during the rehab or resale process? What strategies or flood mitigation measures worked best for you to ensure long-term profitability? I’m Nadia Daggett, the broker of an investor-friendly midterm rental brokerage in Tampa. I love working with midterm rentals as they bring more income than long-term rentals and higher occupancy than short-term rentals while maintaining similar rates. I am always looking to improve my tenants' stays, as I have a high return guest ratio with quality tenants, including professional athletes, executives, and more. Recently, I’ve started adding a serving tray with items to help my guests feel more comfortable during their stay, including a QR code to an online welcome packet. Investors, what are some things you do to make your short-term rental stand out?

As the broker of Investing N Florida, I frequently encounter clients who prefer to wait for interest rates to decrease before purchasing a home. With your experience, would you recommend buying a home now at a higher interest rate with a $100K price reduction in a buyer's market, or waiting 6 months for lower interest rates and the potential return of bidding wars?
