@Michael Baum what I am mainly asking is if there are investors using new techniques. I'm always looking for new opportunities and growth as these rentals are always changing. I have had and managed corporate rentals/STR in Alaska and Florida. In Alaska, I found the oil companies to bring great short term rental turnovers for high rates. In Florida, it's been a mix. There is so much opportunity from traditional STR, snow birds, insurance claimants, and so much more. During the pandemic, I really leaned on the traveling nurses and emergency responders to keep my clients properties occupied. Always looking for new ways and what is working for everyone in the investor arena.

Since 2006, I have managed and co-hosting short term/corporate rentals. I have used over 50 different platforms as well as large corporations to find tenants. I truly believe this is the best strategy for the highest return on investment. Other STR owners & investors, what platforms have you found was the most successful?

As the managing broker of Graystone Investment Group, I am always trying to improve the brokerage to hire more agents in FL that are specifically interested in Investment Sales. We have lots of investment software, investor leads and trainings on different ways to invest including; wrap around mortgages, corporate rental flips, etc. My question is for agents, are there other tools or specific software that you enjoy at your current brokerage? Anything that really helps you stand out with your investors? Thank you in advance!:)

The market is shifting in Florida and more properties are staying longer on the market. Investors are starting to come back out and submitting lower offers that are being accepted. So where are we headed in 2023 for the Florida Marker??

Yes, I agree with Oliver. I started with a 4plex as my first house hack. We lived in one unit and then rented long term the other 3 units at $650 a month back in early 2000. However, we started using the corporate rental strategy shortly after and rented each unit for $1950 instead. It was so profitable it kicked us out. I could make more money from all 4units and find another property to live in, then for us to stay in the 4th. I would not have changed a thing! I love talking multifamily and corporate rentals. @Karrie Jeffries Welcome to BiggerPockets! I would recommend partnering with a real estate brokerage that is turnkey for investors. Here in Florida, the market is hot. We have a lot of out-of-state investors that we work with. From acquisitions, rehab, in-house Lending, Property Management, and in the end asset management. This makes BRRRRs and turnkey rentals manageable out of state.

I like this, because all the pieces are in one place with one contact. It makes the process very smooth and efficient. I have managed my properties in Florida while living in Alaska, including short term and corporate rentals… it is doable, when partnered with the right team!

@Andrew Dincola I agree with Wanda! The legality is way too risky. Just imagine if something were to happen, your insurance will most likely not cover.

Yes. Turning it into a game room, workout room or just an extra lounge, would be a great added value and would increase your rents.
