I ended up sticking to Santa Rosa. Bought a duplex here and another single family home instead

Investment Info:

Just closed on a small multi-family (2-4 units) buy & hold investment in Santa Rosa.

Great cash flow and easy rental as this is located in one of the best school districts of Santa Rosa. I was looking for a larger multi unit but this property came along and we are excited to have closed today :-)

we just had our exterior painted....2000 sqft house shingles and quite odd shaped on a hill... so not an easy project for 7000 usd. i can give you his contact info if still interested.  we own investment property here in sr so i have  good handymen available too.  let me know

Hi Louie...I am just curious as to what you ended up doing? Did you buy some of the burnt down properties?   I live here in Santa Rosa and always was tempted to by some of those lots and hold off on construction..(at a way way lower scale)... but i got put off by construction prices here...

I am wondering if anyone in the Sacramento area in specific Fair Oaks has experience with rd5 zoning. I am thinking of putting an offer on a 0.94 acre property which has 3 major fixer upper individual units on it. One of the units used to be a duplex but is now a single family house.   As far as I know the land is dividable into 4 to 5 parcels which can be sold off seperately with this particular zoning.  I am not interested in doing that. I would just like to at some point place two more units on the property.  Anyone know if that is possible  without having to go through the process of dividing the land?  I have been trying to get ahold of the permit department in Sacramento but it has not been easy. I will still drive out there and go in in person and hope for an answer but I just wanted to see if anyone has any experience.. thank you in advance

Matthew... I know those are my daily thoughts.  But it's hard to buy something now  and barely break even  just because of anticipation for the future. And there is a lot of construction going on  so I am worried about oversupply at one point.  I met your agent John and really liked him  so thank you so much for the referral. He told me you were thinking of getting another property there
