Painter in Santa Rosa, CA?

Can anyone recommend a fairly-priced painter in Santa Rosa, CA? In the past, I have hired local handyman and it was good enough at a very good price. Now I am out of the area and my property manager is getting bids from painting contractors at $5000 for a 1300sqft condo. This seems extremely expensive to me, especially when the new tenants are just going to start putting nails in the ways on day 1. 

What is fair price for painting in California? 

Property manager seems to want me to pay more to make his job to find contractors and place tenants easy. Maybe you can also recommend a new property manager.
