I am looking to drive for dollars on two different sides of the city, I am wanting to target a specific area. Are there any services that specifically drive for dollars that I can pay for their time and gas?

My Husband was born and raised in Birmingham, AL and we met in Auburn while in school. We have since left Alabama and now live in San Antonio where we are active investors. I’m a realtor here and he is a licensed GC. Every time we go back home to visit our desire to start investing increases. I’ve tried to do some research but I’m not getting anywhere with it. Is anyone currently working that market. I have a rental out in Pelham and we do have a reliable contractor. Houses there are pretty cheap, is the rental market stable are there folks flipping? Any insight would be greatly appreciated.

@Dakota @Brandon Kingcaid FHA 203K contractors are hard to find because the program itself can be very difficult. Is your lender experienced in the process? As an investment realtor I specialize in this niche because I want my general buyers to have the experience of investing in their first or second home. I have a team that specializes in this process and the contractor that I use has completed 4 for me. His name is Brian with TK Remodeling Solutions I can message you with his contact information. He doesn't do much marketing because all his business is word of mouth. He knows the process and can help you prepare for it. There is a lot of information the lenders leave out and it can be very frustrating for buyers. Let me know if you have any questions. I would be happy to help!

@Debbie Beckford eXp is for agents looking to grow teams with minimal costs where you assume very little liability. It’s almost like acting as a broker with no liability. Splits are general 80/20. Not the best if you are doing your own investments and or wholesaling. eXp culture is great and for the most part agents are really helpful. My goal is to get my brokers license July 2020, it will not benefit me to be with eXp with a brokers license. I desire to do property management, investing and retail. You can’t really be a full service broker at eXp.

I am a licensed Realtor and I invest in real estate (mainly flipping) and my husband is my GC and works with my other investors. We formed an LLC a while back and it has been simple enough for us to manage during tax season but as our business grows and our clientele increases what is the best business structure?

I am reading Rich Dad Poor Dad again (in a better mindset and more mature to understand) and I am thinking about making a change. What are your thoughts and the best way to assess if one needs to change and how.

@Miles Stanley I just recently dated a few. I was using a title company for 4 years and although their fees were a little higher, they had an in house underwriter all my questions and concerns about title issues were presented fast and we were able to resolve them quickly. Also, their customer service was great. In the last few months their communication fell off tremendously which had my sellers really upset and left me looking like I didn’t know what I was doing. After a few dropped balls, I decided to take my business elsewhere. What I learned in my “dating” process is this:

Investor friendly and free mobile notary is important to me as I do off market seller closings

Hidden junk fees are real and I don’t want to pay for them.

Experience in title is a must when dealing with investment properties and off market deals with intricate seller situations.

Willing to communicate after hours is a bonus.

That being said Alamo Title is my new title company I can pm you my specific contact. She is also great with newbies. She has helped my assistant with her learning curve and it has been a blessing to my business.

@Chris Hutchens my most recent deal was an off market deal that was brought by a wholesaler, we close next week. The one before that was a burned house that my 10 year old found for me. We are renovating it and it will be a rental. The 2 before then we offloaded to my investor clients but completed the rehab. The will be added to their rental portfolio. There is a lot of opportunity here in SA! Welcome to San Antonio!
