Just my personal experience. I had used them to rent out a SFH near downtown IN and I think that I had signed a 6m contract but not sure if there was any showing vs another manager who rented out the place within the first month. I personally think they are a good company (that's why I hired them) but they may be too 'busy' for small fish like us. Just my 2c.

So this is my first rental in the Indy area. Unit was rented by some one who was the manager for a about a year and then gave over managing to me. The renter has been pretty great generally for over a year. Just now I didn't get Feb's rent. He didn't pick up my calls. I had the original manager get a hold of him and this is what he tells me : The unit was broken into about 10 days ago. He says he was 'scared' from me so didn't contact me - but I haven't done anything to scare him. He says that the front door was damaged which he got repaired but there is some damage on the back side as well. He changed the locks apparently. I am going to do a walk through later this week with him. Any suggestions ? The whole thing seems a bit off to me.  Thanks

Yes. Move in date listed. I listed through avail.co and now will through zillow as well and although this is my first rental - I think on those sites you just click to apply to either see the unit or ask q's. My phone number is there as well. I think the professional photos is a good idea - even for record keeping. Do you have someone whom I may use for the professional photos ?

Got it. So in summary - If it doesn't rent in 2 weeks - will drop asking rent by 50-100. I'll ask someone to list on MLS. I just signed up for the zillow rental service and will post on Craigslist as well.

Thanks everyone. No security deposit is 1.5x monthly rent. Its priced basically same as 2-3 other houses in the lane. But sill very quiet.

Hi guys. I have bought my first rental property in Hawthorne neighborhood of Indy. I just listed on several sites through Avail.co.  So far not many hits. I think asking rent is in the correct range comparing to what's available on the market currently. To the RE gurus, how long does it typically take at this time of the year to get the property rented. Any suggestions for good sites ? Is craigslist still worth posting on ?  Thanks
