Thanks Josh, I will need to run some numbers to see how it would pan out.  but seems to work out more favouribly for a larger complex build.

I am looking at building a new four or six plex  complex in the Phoenix area on raw land.   What would a fair price per square foot cost be for such a project be in this market.  

we use the Schlage sense with wifi capability.  we have different codes set up for the cleaners, guests etc. and you will know who is entering the property though the app.  the guests code we change from time to time but not every check in.

hi Julie, yes I am Canadian citizen.   I ended up using RBC with low 4% rate.  I also was approved for 20 percent down as well. we ended up using RBC to do the deal.  

@Dean Attali , im shopping around now for a mortgage as well as a Canadian for future purchase. I just got a prequalified for a mortgage @ 5.98 % @ 35% down with homeowners financial group. that seems rather steep. im going to try RBC next. I would want minimum down due to the currency exchange not being very favourable   for us at the moment.

we switched from pc to mac and still was using the same quickbooks online, no problem.
