I assume that $283k is the auction starting price, might land much higher than that?

Do you have access to any apod data?

With a commercial loan, % down is much more. 20-25%.

Is there a separate Utah state approved commercial real estate purchase agreement? Or do I use a residential one to make an offer. I cant seem to find one online. Help!

Thanks for the thought Ruslan, I am looking to raise the rents ( market levels) if the project works out. That will add another $9k per year to the bottom line.

Hello All,

I was wondering if anyone might direct me towards a resource that goes over how to structure and set up a seller carrying a portion of the purchase. The purchase will be a multi unit / apartments 30 unit. As long as the primary lender goes along with it, how does it work? what are the moving parts?

What is a typical rate for a 30 unit apartment complex for a property manager in SLC, Utah? Are rates similar to a SFR? Income is about $230K.

Any thoughts?
