Thanks for starting this thread, Andrew. I am also looking into Fresno in last couple of months and planning to drive there to checkout some of the area. I personally looking more into 4-plex to 8-plex potentially for more cash flow. Personally, I choose SFH for the areas where I want to/can have cash flow & appreciation.

@Garrett Mayo, if you don't mind sharing, which area did you pick up your SFH in? How has market in those area changes in last few years for you?

Would love to join for coffee & sync up with you guys!

Yea it looks like hold or sell and hold Canadian might be best bet it looks like.

@Peter Crisp,  I am a little limited on what type of investment (stocks/ETF) I can buy as I am not currently Canadian resident.  Maybe GIC is good enough for next couple of years til CAD recovers or find better investment opportunity shows up.  I'll be curious to know if there are any viable investment opportunity in the Lower mainland.  Condos in the Vancouver/Richmond area seems tempting, but there are so many of them being built as well.

Thanks for the thoughful discussions, yea I am definitely exploring options on holding it mainly due to exchange rate.  It is painful to convert to USD at the moment indeed.  One of the options is actually converting more USD into CAD if there is right opportunity, but I felt unstable with Vancouver condo market.  Visiting Vancouver right now and amazed by how much new development has been going on along all the skytrain lines.

Lived in Vancouver for over 8 years and we are now in Bay Area, CA. While we were there, we bought a townhouse 3/3 two story in North Burnaby, and hired a property management company when we move down here. One turnover in past 3 and half years so good tenants there. But we are not having positive cash flow but almost breakeven and building up equity, and property has increased about 20% value (I do wish I bought SFR back then, but hindsight is 20/20).

We are in dilemma that whether we should sell and move equity to US and invest here for cash flow properties.  Or keep it going as it has been smooth sail so far.  CAD to USD exchange rate is pretty bad at this time too.

Any opinion would be appreciated.

@Account Closed  Nice.  I like Boba or Pizza, haha.  I have 2 years old twin girls at home so I was just timing with their bed time and such.  But I will definitely try to make it.  If you guys are planning to be there early, give me a howl.  I can come early, but I might have to leave by before 8:30 or so.  Looking forward to it!

I talked with Mission property management and I enjoyed talking with them.  It was referral through a realtor I knew.  But I didn't end up using them since I decided to give it a try myself.  But if I were, I am willing to give them a try.
