You are right about 15 years exemption for new construction, maybe ADU will be exempt. But if the main house is 15 years older, which is NOW under rent control / just cause eviction. Again this is something who wants to build ADU should get clarification.

With the new statewide law, SFH with ADU will be under rent cap and just cause eviction law unless owner lives in one unit.

I am considering to have an inspector who specialize in foundation to check out a SFH. We saw some small crack in the walls of a house we are interested in, but regular home inspection doesn't call out any red flags. I am considering to have someone specialize in Foundation to check it out. Do you have any recommendation or have done before? Property is in South Bay.

I would appreciate if you can recommend any decent general contractor for my rental property in Daly City.  I am looking to change all the windows, doors, update some flooring, bathroom remodel and paints.

If you know any contractors that work in San Francisco, San Jose, Peninsula, Daly City, that would be helpful.

Very informative thread.  Given that there are a few of you who are familiar with Fresno market & Merced market.
