Legacy does have an attractive program and they can help in most states. 

Hey KC,

From a profit standpoint you would be better off if you own the land and the units. For example the average lot rent is $350 per month and in your market the average 3 bed 2 bath mobile home rents for $1,500 per month.( getting a new home would only be 5k down and $499 per month) So in the long run your would be better off if you had the lots and the units. Something else to think about is doing a rent to own model, that way you get the rent and tenant would stay longer and take more ownership of the home because at the end of the day they would own it. Something else to think about is the energy the home will use, with our homes they use up to 65% less energy then an apartment's, with that in mind people stay longer. Also something we have seen is we have a place for everything and people like that, we have a place for the trash can so it out of sight so its not in the middle of the room, we have a medicine cabinets in every bathroom those a just a few small things. We have designed  our homes furniture-friendly and have more functionally. 

Also you want to look a new homes VS an old home you will get a better and tenant with a newer home and they will take better care of the home. 

As for market factors it really just depends on where the park is, if the park is going into orange park that's a great market.

When you go through Legacy Homes it's very simple, all you have to do is pick out the homes you want you get a discount for it being a park and put down 10% on the home and we in-house finance the rest.
