Roy Oliphant Thanks for the advice. I didn't think of that! She agreed to not wanting the stuff verbally but it would be better to have it on paper.

Hey I'm currently working on my first few wholesale deals. One of the properties that I'm communicating with the owner on has all her old junk inside. Mind you she hasn't been inside the property for about 5 years and doesn't want any of the old belongings. Should I move out all the stuff myself or have a potential buyer do it? It seems like a lot of old furniture that nobody would even want. Would it look bad on my part if I attempted to wholesale a property with junk in it?

Tim Shin thanks! I'll do that. I talked to the mortgage company that placed the levy and they let me know that to make a move on the property the mother would have to be the executor of estate. I may have shot myself in the foot letting them know that I know the mother. They told me she needs to file for executor of estate. I luckily didn't give them my personal information. I think I'll call them back to see about purchasing. Should I call down to the courthouse or the mortgage company?

@Karlton Hoskins You seem like you know your stuff on tax liens. I'm an investor in your state and  currently dealing with a tax lien issue. I have a house that has a tax lien on it but its a very small amount and the owner has no mortgage. I'm actually trying to acquire the property for wholesale or fix n flip. I have talked to the property owner and she would really like to get the property off of her hands. What would you suggest?

I'm in a bit of a dilemma and need your help BP! I was able to get in touch with the owner of a property that I have been looking to wholesale. I get the property owners phone number to find out that he is deceased. I end up talking with his mother for a bit and shes gives me the name of the mortgage company who has taken over the house. She let me know that she couldn't afford the taxes on the property. I'm guessing there may be a tax lien on the property at this point. I tried getting in touch with the mortgage company not know what the heck I was going to say but they were closed but I plan on calling back in the morning. I'm not really sure what to say to the mortgage company in the morning about the property. Any ideas on how to proceed?

I just recently got in touch with a real estate lawyer to look over my contracts now I just need the contracts in my hands.
