I've just started purchasing tax liens so I may not be the best resource. But I would recommend the book Profit by Investing in Real Estate Tax Liens by Larry B. Loftis, Esq. His book provides the knowledge you've likely already obtained, but also includes a state by state break down of if they are Lien/Deed/Hybrid states, applicable interest rates, bid method, information on redemption periods and references the states' statutes so you have a reference to keep yourself out of hot water. IMO I think you need a physical book so you can earmark this stuff. The youtube channel Tax Sale Secrets seems to have a lot of really good information. They do offer a mentor and coaching program but there's no obligation to buy! For websites to purchase, I've used lienhub.com, realauction.com, and recently govease.com.

@joe mulcahy - thank you for your response! I wasn't really sure at what step in the process I needed (or if I needed) an agent if I've identified a potential property. This information is very helpful and I will certainly look into DIG.

Hi BPers. I am looking to connect with an REO savvy agent/broker in the Chester County PA area, specifically Coatesville. I have my eye on a foreclosed property that I'm considering purchasing (cash) to buy and hold. I have a growing list of checkpoints for this potential purchase but as it may be my first ever offer, I'd like an experienced hand to dot my Is, cross my Ts, and effectively advocate for me. I don't want to arrive at my first deal unknowingly waving the flag of failure. Can anyone provide any references for someone with this qualification and who would also be willing to work with a new investor?

Hi BPers. My name is Melissa and I'm a newbie buy and hold investor living in Chester County. I'm an avid BP podcast listener and have been patrolling the forums but have only just mustered up the “stuff” to officially introduce myself to the community. Since saving up a little bit of capital and becoming serious about getting my first deal, I figured it's time to start connecting.

If you have had success investing in Coatesville particularly or if the fact I said that makes you recoil, I'd really like to chat since I've been considering (perhaps naively) of plunking down some cash on a property here.

Also, if anyone could recommend any REI meetups in the area, that would be helpful and appreciated.
