I have same issue. Tenant is always late I file papers with court and have to go through that process but they end up paying. I am sick of going to court every month but they always pay. My wife thinks I should evict them but she is an emotional being and bases it on anger. I base it on numbers and they say let them stay and just keep filing paperwork in a timely manner so if they don't pay I have already started the eviction process.

2 have been off market but the rest have been MLS

Tony you might be looking in wrong area, my last house I paid 1=$15,000 put 10k in reno and it rents for $805. Courts are very landlord friendly. Just don't take partial payments on rentals because if you do you automatically stuck with that tenant for another month.

How could I market a home for sale if all I have is the contract? Would I simple just list it on a mls with the updated asking price. How do I protect my interest in the property?

this is truly some Salem witch-hunt type stuff all of sudden I'm the bad guy  because I asked an question this is not something I have done but I have been called stupid, scumbag, who knows what else... for asking a damn question. If  a question can't be asked in this discussion forum without being battered then how can we have a honest open discussion.

it is true that when you assume you make an *** of yourself. The Majority of you assumed that I am planning on filing bankruptcy all because I asked a question. I said that this was hypothetical and if one was to file bankruptcy to build wealth how would one go about it. But being the asses that you all are you jumped on me assaulting my character when I  do more good in my community in a day then most of you have done in a life time. And as far as contacting my superior go ahead his name is Jehovah.

Bank Fraud?? No thats what the guys at Goldman and Sachs did my friend. I can advocate what ever I want to and Yes I work at the fire department in Albany Georgia where I see poverty, a struggling school system, and I also see homes being rented out that are not even fit for a dog to live in by owners who are millionaires and who I think are the real scumbags. But I am being called a scumbag because I see a "LEGAL"!!! loop hole in the system. Excuse me for be honest with my thoughts next time I will keep it to myself... because I see the world is full of closed minded people who care more about a system that cares nothing for them then the people who really depend on you. Any means necessity! If I want it I will have it point blank, you don't have to like my way for going about getting it you don't have to like me or respect me. I will sleep just fine trust me. In the words of Frank Sinatra " I did it my way"

True but also remember that house you buy will appreciate and if you default on it the bank will more then likely no loss any money on it because of PMI and/or the Hefty down payment you put down on it vs a vehicle that will depreciate soon as you drive it off the lot and the excess mileage you put on it afterwards. It might be cheaper to repo the vehicle but when they do get it back a lot of times it worth way less then the reminding balance. In the case of credit cards they never get any of that stuff back you purchased so its even more loss to the bank. Real Estate on the other hand banks don't take as big of hits if someone defaults because it will get sold or auctioned off and they will get the majority and in some cases more money back originally owed.

Jack stealing is illegal I think you got the wrong post, no one is talking about stealing anything here. How is its considered stealing if at the end of the day you have to go in front of the judge for it to be approved? Oh and your right everybody that doesn't come from privilege doesn't think about doing what I am suggesting thats because they to busy buying the next pair of $300 pair of shoes and driving the latest ride. Because when you come from where I come from its much easier to look like you have something then to actually have something.Credit cards and Cadillac handicap my community because why go through all the BS the banks put you through to get legit when its so much easier to get the "easy credit". But I am the criminal right for not wanting to except the limits that financial institutions put on me?... ok if you say so.
