Another question from the newbie


I can basically figure out a lot of repair/rehab costs via searches and personal experiences but one has me stumped.

Looking at a buy and hold that might need the concrete front porch either resurfaced or completely taking out and redone. Does anyone have any experiences with the same type of issue? Any companies you would suggest?

porch size is roughly 5'x6' and stands around 30" high

Has anyone in the STL used Auction.com? Success/failure/little big of both? Would it be possible to use a HML to get these deals done or would that not be possible due to the restrictions on viewing and inspecting the properties? I am very much a newbie, so I apologize if this is a ridiculous question.

Hello everyone, 

I have been interesting in real estate investing for the last 15 years but never jumped. Now it is time for me to jump....just not sure which pool to jump in first...flip or hold. My initial thoughts are flip but I don't have a lot of excess cash. Thoughts now are more in the buy low, easy in STL, and rent for cash flow with the possibility of refi for capitol.

any thoughts/suggestions/ideas would be greatly appreciated!
