Post: First contract is a HUD home with radiators, winterizing question

I got my offer accepted today on a HUD home that was winterized a contractor. We will be seeing record breaking temperatures around the Quad Cities this week and I want to know if HUD normally winterizes boiler/radiator systems? Not sure if the system is water or oil or if it was filled to begin with. The listing agent has no details and my buying agent isn't having any luck getting an answer from the listing or HUD. Wondering if anyone has been through a HUD home with radiators being winterized...long odds on that one

Luckily it is suppose to warm up by this weekend for the inspection

I live just North of the East Village and as Shawn stated the area is very desirable but it completely depends in which direction and what street you are on, even to the point of which block of said street you are on. If you want any assistance I would be more than happy to help.

Shawn Faris sorry for the delayed response...I am looking at a conventional loan with a down of 10-20% but on the lower end of housing prices(30-50). I also realize some banks don’t like to loan on sub-75k houses.

Which small local bank have you had the most success when it comes to REI in the Quad Cities? Looking for a local bank that can give an answer for a loan in less than a month, the way it seems larger national banks operate. Would be willing to relocate my personal banking if that would help. @alan bock ...wish I could make it but my company currently has me working a back shift eliminating all my afternoons/evenings. Trying to make the best of it though and going to check out the Tuesday courthouse auctions for some possible investor conversation.

Jay Hinrichs What you are doing is truly gracious in every since of the word. I have been wanting to get into REI for years now but have never had an abundance of time or contacts to find private investors. I have attended a couple of REIA meetings with SSIC (southside investment club) and have enjoyed meeting the people and discussing the market. My girlfriend and I (hopefully fiancé shortly, no worries she isn't on BP) are looking for our first investment. Thanks Nathan
