Hi Everyone,

Just a quick opinion:

If the board of health keeps issuing a violation that is not your responsibility, is there anything you could do?

This board of health person keeps sending me random violation about a trash that is not even on my land. The 410.602 clause - Land violation, is only required if I own the land. I don't even own the land that the couch in question is on. Ideally, I can submit a hearing petition, but then I have to waste time going down to the city hall for a hearing.

Can I bring the board of health to court for abusing his authority or speak to someone about him..etc

I have always been complying to him, and always pick his phone whenever he speeds dial me. I feel like he is taking advantage of this.  

Just want to see if anyone ever goes against the board of health before: Pro/Con.

The person never mailed me his ID or returning the signing lease. He makes it very difficult to go do maintenance - asking everyone for proof of license. If there is leak coming from his apartment to someone in the 1st floor, he makes it impossible to go in without court paperwork for access and constable. Also, he is very aggressive that can become violent. So, I don't want to take my chance anymore, and would rather move on when I could. On top of that, he refuse to pay any rent increase or violation fee like throwing furniture in the yard .. etc Just a very unpleasant person to work with.

Dear Member Friends,

Is there anyway you can find out who lives in your building or unit?

I fell in a situation, where the person lied about his name, and refuse to send in his ID. Even if I want to evict him in the future, I don't know what to list the eviction under.

The weirdness thing, the person continues to pay rent via bank/cash app transfer. He would never pay the rent increase or any other fee.

He just keeps paying the same amount when he first moved in.

This is a referral, so I was not too careful.

Yeah, I did not raise rent during COVID. This question is overdue. The rent increases was pre-COVID

Thanks everyone for sharing your thought. It is good to see other people view.

- I don't really mind mixing investment with personal if it is something that I take over after 15-20 years. If I end up air BnB, I might only use it 1-2 week per year for available timeslot. I can also adjust the frequency of the traffic into the unit with air BnB.

- This kind of vision is a 15-20 years plan/goal. Acquiring it now or when the house market has a correction and hold it. I look at it as holding a nice place with an appreciation. I don't mind minimal negative cash flow as there is upside with the appreciate.

- I am living in the East Coast. I own a few small multifamily buildings. It is not pretty, but highly cash flow. The appreciation is low to nothing. I don't have any employee now, and I can work full time. If I continue to expand into it, I will need to hire an employee (headache of baby sitting) and potentially quit my job.

- So, right now, I am scouting for a sweat spot, where it is something I would like to go to when I am retired and can hold and rent it, but if I end not wanting it after 15-20 years as predicted, then I can easilty sell it.

Hi Everyone, for those who are already retired or plan on retiring... where are you heading or staying? I am brainstorming on a location: nice weather, near the waterfront, affordable to flight in and outI have been thinking about a few places

  • Florida - which zip code or area do you recommend?
  • Hawaii - which zip code or area do you recommend? Maui?? Is anyone already retiring in HI, can you let me know the pro/con?
  • Thailand - which zip code or area do you recommend?

Ideally, I would like to purchase a place ahead of time and transition into for retirement. I prefer a single family, but if the waterfront view is better, I am OK with condo/townhouse. To maximize the investment, the place should be an attraction for air BnB rental. I guess, price range can be tween $350k-$1M. Thank you

Hi Everyone, Recommendation: I am interested in looking at document/lease agreement management. Like, I can fill text slot online, have tenant sign/print the rental agreement online ....etc I am evaluating DocuSign and dotloop. I would like to find out what other apps out there that people are using? Also, between DocuSign and dotloop, which one are you recommending? Thank you

Hello Landlord, I have a question regarding section 8 tenant. I have been having this section 8 tenant for a few years now. The inspection occurred annually every year. Then, the inspection failed every year 4-5 items. The most recent one being 1) replace screen 2) replace some floor tile in the kitchen 3) patch and paint the holes that tenants made 4) replace door frame in the common area (major), suck 5) level and replace cement/stone that is outside of the house... crazy no yeah, every year is like that a god damn pain. Only has like 3 weeks to fIx them after receiving the report. I dont see any benefIt of having the tenant. Other non-section 8 never had such overhead coat I addressed 1-4 ... he failed me on the 5) So can I refuse to fix it and don’t want to be in the program anymore, then ask the tenant to leave.. what is my right and my option? There is no information about this regarding landlord .. right I was hoping someone can give me some insight

@Wayne Brooks thanks Wayne, at this point, I just go through whatever he is requesting. He told me to come by next Tuesday to pull a building permit. So, I guess I just proceed with that. He probably will pull out every wall that I put on.

I just want to hear your point of view on the following violation scenario if asking me to pull a building permit is necessary.

Lowell Massachusetts

I got a letter from the building inspector stating that I am in violation. 

Background:

This is my single family that used to live in. I moved out about 6 months ago. 

I am trying to polish the house before selling it. So, I have been working on it over the weekend and late evening with friends helping every now and then. 

I have been painting, patching holes, replaced some shedrock, replace door, code the floor, put new carpet, vinyl floor, bath fitter.. etc

I called and talked to the building inspector to find out how he found out, and he never answered the question. He told me that I am in violation, and the longer I wait, the more fee it will accumulate. He told me that replacing shedrock required me to pull a "building permit". 

I did not change or re-stud or re-fixture anything major. 

I just want to see what everyone though on this.

I want to find out what kind of device you are using to detect pipe burst or constant running water.

Most of the time when the pipe is burst in the basement or constant running water due to leak or abuse by tenant, it is very difficult to find out until you received the water bill like 2-3 months later. This is even extremely difficult if you leave out of town or don’t tour your basement weekly. This water bill can in the thousands or 10 of thousands.

In short, what device do you have or use to detect pipe burst or constant running water?

FYI: It is a bit expensive though.
