I have been renting for almost 2-year now, but this is the first and crazy. I am pretty responsive with issue when tenants call. She put a wall paper on my wall without my written permission. When she is completed, she called/texted me a photo. I was like what is going on, but I did not give her any problem. 

My question is, should I return her 2-week deposit and cleaning deposit on October 1? Also, should I evict her or send the Constable over if she stops paying this Sat. 9/26 (due day for weekly payment) as she also sent me an email that she is leaving by the end of the month?

Hi Landlord,

I want to brainstorm the following scenario:

I have a newly occupied tenant who has cleans record. She moved into my 1-Bed unit 3-4 months ago, and in her mid-30. Since the beginning, she struggled and paid rent late all the time. She only pays rent when I text/call to remind her. 

Recently, I got a message from her through email accusing me that I threat her and put a lot of emotional distress toward her. She also accuses me of being sexist and ageist. She gave me 1-2 week notice to vacant, and that I return her deposit. If I don't, she will take legal action against me. Finally, in her email, she told me not text/call or talk to her in person or she will put a restraint order on me. 

Can she really do that? I only call her to ask for my rent. I know she is a bit paranoid though. I usually collect my rent weekly and due on Sun. One time she did not pay until Wednesday. I called and left a message saying that if she does not pay by Friday, I would start an eviction process. I thought it was reasonable ....

FYI: she is leasing the unit for 12 months and 30 days notification to leave contract.

Hi

Does anyone know how to look up eviction record for Manchester New Hampshire?

I know in MA we have a site masscourts.org that we can use. So, I want to know if we have a similar site for NH.

I have a prospective tenant who used to live in NH, and I want to look her up.

Post: Should I raise rent

If it is slightly below the market, I would not raise the rent. Usually, if you have a really good tenant, they don't complaint, don't give you headache, or not wasting your time. If you are a working professional and own investment properties part time, don't raise the rent. You don't need the cash flow to survive. Bring the rent backup to market (or 5-10% below market if you want to stay competitive) during the refill when it is vacant. I would say raise your rent every 3 years or so if it is extremely good tenant and stay there for life. When you do raise, don't go too crazy with the increase, and really explain and justify your raise. Most tenants will ignore the raise and understand why you have to raise it. Property tax, insurance, are water bill went up a lot .... etc

How do I look up eviction record in Manchester NH or NH in general?

In Massachusetts, there is this great website called masscourts.org that is really good for eviction record. So, I am looking for similar site.

@Meggie, I agreed that a small claim court will be good to get the bad behavior in court. The claim title or complain should be "None Ray of Rent". 

@Joshua Dorkin There might be a bug with the scroll in chrome browser when there are many responses. If you do shift + @ + ? and try to scroll to pick name, it won't work. When you try to scroll, the "shift + @ + ?" is reset. Something to think about ...

@Steve Babiak Can you let us know the site you are referring to if it is not masscourts.org [Steve] "you can use a statewide website to look up eviction records for a named individual.". I meant the MA state look up ...

@Sam Leon Some of these B/C tenants are not as techy as you Sam. Sometime, you need to use language conversion to talk to them.

@Account ClosedWith that recommendation and you felt that way, then the screening company should close shop. I think if they claim to be to guy to provide information, then they should cover ground as much as they could. If I could quickly pull the eviction record by typing the name of the tenant into the masscourts.org and they could not, then what is the point of having the service.

From my previous post, I am thinking about stop using MySmartMoves.

I would like to get criminal, credit, and eviction report service. Would you be able to recommend any decent, effecitive, and effortable service that will cover all three reports?

Hi BPer, 

For those who have been using MySmartMoves service through BP. 

Do you have any issue? The MySmartMoves background check has been my go-to place for tenant screening. Unfortunately, my previous screening, the reports (background, eviction, credit) came out perfect. For sanity check, I just typed in the name of the applicant in www.masscourts.org, then BAM, the lady had an eviction like 3 years ago.

Now, I am pretty nervous about using the service. I called the customer service, and he was pretty nice about it. He told me that he will take note, but he could not submit a ticket for investigation on my behalf. The applicant is the only person that can request the investigation. Go figure right ..... @Joshua Dorkin, what is your thought on this if any at all?

Hi Paul, 

It has been a while. How have you been? Hope you had a good Holiday.

I called 2 local attorneys that involve in the real estate meeting in the town I own the property, but they never got back to me. 

After a few emails and phone calls, I was able to find one that has an office 20 minutes away from the town who would work with me. Currently, she is working with me to re-file my LLC as well.

For some reason, I never had any luck with the attorney that joint the local real estate meeting. They might be too busy to take up my business. I had similar experience with a local attorney in the Chelmsford REIA. At the time, I want her to help me forms my LLC. We agreed with the price and everything, I called her like 3 times, and left a message but she would never get back to me. I finally just dropped the effort. Then, I found someone else to help me formed the LLC.

Oh, for this tenant, someone helped me to convince him to move. So, he is out now.   

We should get together again in the near future.
