On a side note, am looking to partner with other out of state investors and as a conduit, I have some experience in what to look for and specific target areas.  Would love to hear from other out of state investors as well.  I have a trip planned to go back to Detroit in August 2018.

Hello Imthiaz,  I also am an out of state investor investing in Detroit and can say it is very difficult to find reputable companies to effectively manage properties.   I currently use an agent,  who is actually a wholesaler.  There is also a company called Castle and they do charge $75 flat fee.  They rely on their technology platform to handle all communication.   So you may want to review some more.  But from what you've stated, these fees some like what a typical company would charge.

Of course these are houses made out of scrap pallets with palm frond or tar paper roofs!

 Bought it for $1275 rented it for $600 month to the existing tenant who couldn't figure out why the property management company was refusing his rent when the prior landlord lost the house to foreclosure. Rent should be about $750-$775.

 Wow..this sure makes for a very great return but am sure this was a one off type of deal and can't be expected all the time.  Except as others have stated, in the wrong area.  Great deal though!
