I would take as much as possible in down payment as you can get. In Detroit, these deals are very common so it's nothing out of the ordinary. I would not advise you to turn over the title, and then have you essentially act as a bank with a first lien position on the asset. You should still record this with the city so it is on record. Of course the contract should state they manage all capital expenses from date of contract execution, maintain all utilities in good standing, can lease/sublease and manage the rental, no illegal activities, must get permits if they require it, etc. Since taxes and water can be a lien (if unpaid) by the city, I pay those two directly. I just increased the total price/payments to account for this. 

 Hi Ujwal, are there specific contracts used in Michigan or just have an attorney draw one up that you can recommend?

Would be very interesting to know if anyone in Detroit is doing land contract. I am an investor in Detroit

and I currently have a buyer offering $20k down and $1200 per month on a land contract for one of my properties. Not fully sold on this deal yet but it is appealing for sure.

It all depaends if you know where to buy in Detroit.  I bought 3 and all were bought without visiting the area.  I have since been then twice but only after buying them.

Wells Fargo and Bank of America will do this but as individual loans and not a portfolio loan
