Good Afternoon BP. Just looking for some advice on how I should go about a situation. I received a phone call from my direct mail campaign & the homeowner is super motivated. The seller's motivation is so extreme that he doesn't want to make anything out of the deal, his only desire is to worry less about the property. He mentioned he would settle for mortgage balance It is a 2bed 1bath colonial style house Paid $75k with 20% down back in 2007 It has a mortgage balance of $49k According to seller the house needs cosmetic fixes (paint, refinish hardwoods). The kitchen, bathroom & windows were updated back in 2007 when first purchased. Rented for $900 I know this sounds simple but I looked up comps & similar style homes sold on average for $30k. Is there a way I can make this a win-win. Thanks in advance for any feedback.

Sent out 450 pieces to AO 3/23 so far received 12 calls. In 2weeks I will give final stats & letter I used to generate calls. In the meanwhile I need some guidance BP FAMILY!

@Nathan Paisley I recently moved from atlantic city to overbrook Pennsylvania and let me tell you opportunity is grand here. I Have roughly 1000 mailers I'm putting together right now. I will let you know the outcome. If you want to know something about a certain area beforehand just contact me.

welcom to the site there is much support here on BP to help you prosper in your real estate endeavors. With that being said, I encourage you to look up @Nasar Elarabi he is an expert in Charlotte,NC market. Even tho he doesnt no it he inspired me to be the wholesaler I am today, and I'm sure he would love to help you. If you cannot get in contact with him on BP Google him and subscribe to his newsletters youtube etc. I hope this helps

Even though a peer is offering to lookup comps for you, which is fantastic. For future references I recommend you check out Redfin.com to analyze comps. Good luck
