I am happy to help you.

You should start from wholesaling. It means, putting property under contract and then assign it to your cash buyer.

It looks simple in saying but you may feel it little complex. Please PM / email / text / call me and I can explain you step by step by step process of wholesaling.  Beauty of wholesaling is you do not need to buy the house, no or little money required just for some marketing.

I think, mostly banks does not allow PA to be assignable. If they would allow, it would be a great opportunity.

How are you? As she has already listed the house, she knows the market value of her house. She may or may not be willing to sell the house in very low price (but no hurt to ask her that how low can she go on price). Also ask her how low she can go on cash deal.

If you find her with mind agreeing to sell it low on cash and you could possibly calculate the profit for your cash buyer + your wholesale fee etc. Find cash buyer interested to buy in that area with criteria this house can meet.

Then if listing agreement with agent is 'non-exclusive right to sell', you can put property under contract and assign it to your cash buyer.

This is how I might be doing in MI (according to the situation).

You may find samples online but please make sure you get them reviewed by an attorney in your state before you use it.

Thanks Matthew. I am also in favor of letting relevant professionals to do their job instead of making mistakes doing by ourselves.

FSBOs are like very greedy sometimes. No commission to realtors, no fees to title company, no taxes to state etc.

Dear Community,

I met a seller yesterday. When I told him about closing cost he will be paying, he said, I cannot pay 2,500 extra just for title transfer and paperwork etc.

If we do not go to title company or any attorney for closing to save closing cost to seller?

Is it possible?

Please advise.
