Do not allow exam to be over your mind. Where did you take pre-licensure classes ?

I talked to couple of RE attorneys here in MI for reviewing my contracts including Purchase Agreement, Assignment Contract and Joint Venture Contract with another wholesaler.

They asked for $250 to review these documents instead of drafting new ones.

Sellers try to save 6%. FSBOs always like to sell  by themselves. But they don't understand that a buyer who is going to pay for the house cannot jump into the deal without any expert. If they hire a realtor, he will be with fiduciary duty towards buyer (not seller). But seller does not understand this.

You talk to the seller (either in person or on phone). Ask them hw can you see inside the house. If you think, deal is showing favorable numbers, ask the seller, when can we sit together to have some talk. If he is not in state, you can discuss terms on phone and send him email having purchase agreement and ask him to print, sign, scan and email you back. Then you also sign it and send 1 copy to him.

Property is under contract :)
