Anyone experience in taking over a seller's existing loan? I read that in some cases depending on the date the loan was created that FHA and VA loans you do not have to qualify but in most cases you do. I know you can just take over a loan by negotiating with the seller but lets say I have a buyer who likes the terms and rates the seller has and rather do it through the bank. Would the bank approach this buyer I have with the same criteria as they would with any other buyer wanting a loan? Would the bank be ok with me being in the middle and assigning it to the buyer at a higher price?

Hello bigger pockets family. Lets say I know a VA who for X,Y reasons he rather rent. He agrees to use his VA no down payment eligibility and have me as a coe-signer so that i can live in it. Does the title need to be under his name? Is that something a lender will allow and what would you say be the consequences if it does go through. This may be a simple question to most but im a newbie and still learning. Thanks!

So its getting a contractor to quote you the ARV virtually the best way to do it? Getting trustworthy people takes time. I'm trying to figure out the best approach for someone in a new market virtually.

The equity doesnt really matter. What matters is that you get your profit and you leave a good chunk of profit for the buyer. If he is a motivated seller; all he is going to want is to sell the house. The size of the profit for the seller will depend on the equity but thats not our concern. If he has equity; chances are he will negotiate it to a lower price. Just stick to the basic wholesale formula and it will be ok.
