Is there a deal that can be done if the situation is where the property owner wants to sell a home that is free and clear but wants market price? I ran the comps and determined ARV = $61k, market around $50-51k and owner wants $55k. Tried to negotiate, worked the numbers on him. No budge, wants $55k. I'm not going to do a deal for free but don't know how to construct this to make it profitable. Also could I buy the property close to retail then assign to a buyer who can't get financing but has cash?

Can anyone recommend an escrow company or title agent I can contact to handle real estate wholesale transactions like Assignments or Double Escrows? Looking for someone immediately. Thanks

Would you possibly be open to anything in Titusville? I'm working on a 3/2 about 1400sqft home, needs roof repairs and some renno.

Ok so hoes does it work with wholesaling and foreclosed homes owned by the bank and a realtor working for the bank to sell the property? Would this work as a wholesale deal? If not how could it be worked to make a profit by flipping or assigning?

What would be my options if I had a home under contract that is under market value but seller had an existing mortgage loan? If the loan is less than market value is there equity? Is there anyway to structure the deal where the seller can get out of the loan or the loan be paid through the wholesale deal by the buyer? If there is a way I would like to buy the home, flip or assign the contract to a buyer for profit and the loan balance be paid to release the seller from the home totally. Is this possible?
