Need Ideas to Make This Deal
Is there a deal that can be done if the situation is where the property owner wants to sell a home that is free and clear but wants market price? I ran the comps and determined ARV = $61k, market around $50-51k and owner wants $55k. Tried to negotiate, worked the numbers on him. No budge, wants $55k. I'm not going to do a deal for free but don't know how to construct this to make it profitable. Also could I buy the property close to retail then assign to a buyer who can't get financing but has cash?
