Hello BP Community,

I am working on the acquisition of a campground property in the Catskill mountains and need to hire someone to live on site and run the day-to-day operations of the campground. This is a BEAUTIFUL piece of wooded property situated on a mile of creekfront that is famous for fly fishing. 

The campground manager would be provided housing at the property in a 3 bedroom house and would be responsible for the day-to-day operations of the park. This includes checking campers in and out, routine maintenance, and keeping common areas and bathroom facilities clean. 

Although not a requirement, we would love to hire someone who is interested in real estate investments as well. We are exploring expanding this site and acquiring others, so the new hire could have involvement in the expansion and acquisition of new campground sites if interested. I don’t really have a rule of them other than underwriting student rentals or larger apartment at higher repairs and maintenance numbers. Then inspecting all systems and mechanicals to budget capex. I can recommend a great property manager who understands building systems and operations better than anyone I know.

@Alex Mason hey Alex welcome to the forums. In my opinion it comes down to knowing your building and mechanical systems, having good contractors, and adequately budgeting for repairs and maintenance and capital expenditures. If you were to eliminate properties built pre 1900 you’d be eliminating much of the market and some great opportunities. Do you have a local property manager and contractors?

@Alex Kaplan I can certainly understand the caution around lead paint and it certainly should be considered. I think it is also a manageable risk and is probably just as likely that you would run into an issue with a slip and fall at one of your properties. Hardly a reason not to invest. I think if you want to invest in rental housing you are better off prioritizing location, the numbers, and the structural condition of the property.

We typically underwrite $1,000 per unit in repairs and maintenance for most 2 family houses.
