Post: Looking for Free Title Searches or recommendations

I used to do my own title searches online for free for AR, but very recently, almost all the counties moved to 3rd party pay services that honestly are very expensive when you reseach as many properties as I do.

Does anyone have any thoughts on where else to go for free online title searches in 2021?

Or, if there are none, a reliable but inexpensive Title search company?

If my buyer backs out during closing, do I have to pay anything to the title company?

I just purchased my first property yesterday at a tax deed auction. I always thought I would buy, then sell for a profit in the same tax year. But since it won't be sold until next year, I need someone to explain to me how it works for 2016 and 2017 taxes.

I live in Los Angeles County, CA

Anyone have good personal experience with a specific professional?

Can anyone tell me how to find whom I am looking for?

Thanks

Mike

I hope I am posting this in the right area!

Here's my situation. At a local REI meeting I met someone who could do 100% financing for tax deed auctions. Because of this I spent 1 1/2 months doing my due diligence (title searches, checking out areas, sales figures, etc) on 72 properties going up for auction in Florida on October 5th. I got my list down to 4 properties that look good.

2 days ago my money man was told by his underwriter that they don't do 100% financing on auctions; Turns out my contact was new to the job and didn't know what he was doing.

I hate the idea of doing all that work and not even being able to try to be the max bidder on one of those properties.

So, I am looking for an equity partner. If you are interested, I can email you data, you provide the necessary funds and we do a 50/50 split when its sold. Based on sales figures I believe any of these properties will sell in 3 months or less.

It takes time to get the funds in my auction account, so if anyone is interested, please let me know ASAP.

Thanks

Mike

I recently found out that I don't have this problem in chrome, but I still have the issue in firefox. Not sure what I can do to fix this. I don't like clearing cookies because that would cause some problems with other sites I log into to.

Symptom: I have 1 new mail in my inbox and when I click it, no mail shows

Also, all previous mail is gone.
