Well, for my part I think using a silly title for a flat brokerage fee up and above commission is misleading and further makes me wonder what other misleading things the brokerage is doing - a clue to their character. For me it's marketing gone wrong. I dunno...maybe most people buy that line of garbage and forget about it after. I think the fee on the last one for me was $400? Maybe $600? (o no - lol - it was either $399 or $599). For any Madmen fans, I love the line where Sterling is talking about $0.99 and he says,"You know, somebody thought of that".

With May coming due and the pandemic another month in and no end in sight, I wonder what other landlords are going to do this month? No pay no stay? Tally it up and evict later? Raise rents to cover losses? Grace? Blanket policy? Case by case? How are mortgage deferments going? Is anyone in an area without an eviction ban? Is anyone in an area with an eviction ban but not a foreclosure ban? Has anyone received an SBA loan or other assistance?

Last month was pretty interesting, but most rents got collected. I predict this month is going to be different.

I haven't decided yet. I guess I ought to make up my mind. All of my tenants are screwed.

Our lease is clear:
RIGHT OF ENTRY AND INSPECTION. When she failed to let the contractor in the second time, I texted her to let her know that we would schedule a third attempt. If she failed to allow entry, we would enter without her and complete the repair. Texting is her only form of communication so I know she saw it.

She acts as if she was in danger or that the contractor was in danger of being shot. Interesting claim since she later admitted she hadn't been in the home for two weeks.

Your lease is not clear! Your lease does not even bring the issue up!

I know the issue comes up for me and I always remind myself to do a better job of explaining it at signing. You are confusing the difference between Legal rights and Moral rights.

Legal rights are the things people can do or have unalienable access to as codified in the laws and statutes that govern the land.

Moral rights are the things that people can do or have unalienable access to as defined to the prevailing societal conventions of the time.

The Federal and States leaders are exercising their legal rights to limit certain social activities to try to contain a GLOBAL PANDEMIC.

Constitution (Which codifies the Moral Rights into a framework for Laws in the United States)

So No you nor I do NOT have the Moral or Legal right to "pick and choose" what is "right or wrong"

In your posts you keep asserting that your "right" to be stupid and possibly infecting other during a GLOBAL PANDEMIC is equivalent to someone following the legal social restrictions meant to keep everyone including you as safe as possible.

In a Global Pandemic we are ALL in the same boat and the sooner that WE close the infection rate AND develop a Vaccination, the sooner we will be able to ALL get back to work.

The "right" to one's own morality is inherent.

Good grief. And good luck. I own in the city and it's a problem.

The problem is that the city does not pick up the trash as fast as it's produced. I wrote like three long posts and deleted all of them. There is no good solution within the framework of the problem. I predict an increase in rents by many landlords.

If you have single family, this ought not be an issue. If you have multi-family with an on-site manager who will pay the fine, this ought not be an issue. Any other scenario is going to be an issue without an easy solution, other than raising rents or taking the hit.

Sorry. WI is usually much better at keeping it's head out of its arse.

Good stuff.

I do not agree with the idea that the rights of one end where the rights of another begin. I don't think it works that way.

I think the way it really works is that rights coexist simultaneously. Not so unlike a difference in opinion. Or maybe a counter-suit in court, where both parties have wronged the other and can hold the other accountable under law.

I do see how people might not like that sometimes.

I was willing to be nice for the sake of Grandma but Grandma needs to take her vitamins now. This is what going way too far looks like. If you read this and still think the virus does not relate to rights and rights do not relate to investing...I dunno...I guess all I can say is stop, just stop, go home and play with your toys, it's time for the adults to step in and take charge.

Anyone who wants REI to continue, please read these and think real carefully, and consider what measures like this proposal really mean.
