If you guys don't mind, I have what may be a stupid question: On a double closing, how are you able to close w/the seller if you haven't sold it to the buyer yet? How/When does the seller get paid? Thanks for your help!

I was wondering, is NOREIA the only local REIA in Louisiana that you know of? I've tried locating one in Shreveport and Monroe, but, haven't been successful. Also in wholesaling, if I get a property under contract and find a buyer, what are the correct steps to getting it sold?

@Mariela De Leon, I just spoke w/a loan officer at a local bank in Bossier last week. He's able to do mortgages or refi, if I'm not mistaken, up to 80% of the ARV on investment property. That amount on $105k may help you out. Feel free to send me a message and I'll get his information to you.
