Thank you guys. I really appreciate your comments.

If a hard money lender provides you with a POF letter in order to make offers, does this mean that if an offer gets accepted they have to provide the loan? Obviously hard money lenders have certain criteria the property needs to meet before providing someone with a loan. Let's say the numbers don't fall within the hard money lender's criteria. What happens at that point if the offer was accepted? Thank you in advance for your feedback.

I have two properties with MemphisInvest since 2011 and have been quite pleased. Do you have any specific questions or concerns? I will be glad to try and answer.

Hi Jeff,

Were the numbers provided accurate? What kind of neighborhoods are these properties in? What's your experience so far with the property management company that was in place when you purchased these properties (assuming you are still using the same property management company)? Thank you.

This is what I am looking for in an attorney:

-Should specialize in real estate law.

-Understand local foreclosure law.

-Affordably review/create documents.

-Knowledgeable about asset protection.

This is what I am looking for in a title company/closing agent:

-Allow double (simultaneous) closings.

-Understand creative investing techniques.

-Give "investor discount" off of title fees.

-Willing to give me their cell phone number.

-Willing to introduce me to other investors.

If anyone can refer the above mentioned services I would greatly appreciate it. I am aware that it is very important to have strong team members in order to succeed and I am counting on the BP family to refer reputable professionals. I thank you in advance.
