Hello Grace, I think you'll have a hard time finding properties under $120k in Modesto riverbank areas that are in descent areas and cash flowing well. Especially on Zillow and realtor, if they are being advertised online they are likely not deals. You'll need to find off market deals by marketing yourself or buying from a wholesaler. I'm an agent in the area and work with some investor clients. Let me know if there is anything else I can help you with.

Hello Gurjeet,

I think the $1300 figure for a 3/2 applies more to SFH and traditionally condos are a little less. Depending on the area of course. To find good tenants I use Craigslist to advertise the unit where I publish my rental criteria directly on the ad. Follow that up with screening the tenants very thoroughly by calling references and checking past rental history. Also, there is a service called my SmartMove through transunion where you can check credit and criminal history.

Hi Michael, I'm an agent in the Central Valley and could possibly help with your situation. However, I'm more interested in purchasing the deal, or any other deals you might have, from you for my investors if it will work for a flip. My question to you is if the seller is doing a short sale then they must owe more than the house is worth, correct? If so, I don't know if there will be a deal there for you otherwise he would just sell traditionally. Let me know if I can be any help

I noticed you are moving to Modesto for an analyst role (i'm guessing gallo) from the SLO area, it's quite different here. 

Unfortunately, they are right if you want to find a good deal it will likely have to be off of the MLS. Since you have some real estate experience, have you thought of managing the property yourself? You could save yourself 7-10% right there and if it's only one unit to start and you screen your tenants really well it shouldn't be too labor intensive with a full time job. I do it now and don't have a hard time juggling the two. Just a thought..
