Ready to add value but that also has become difficult in Columbus

For those in SFR investing, are there any markets that still provide at least 8-cap plus opportunities in B-areas? Columbus used to be good but I cant find such deals anymore (actually for couple of years now). I wonder which parts of the country still has such opportunities in 2019.

are there duplexes/multi-plexes in port charlotte area? I only seem to find SFRs.
